successfully, I mean market the property from beginning to end until it sells. Unfortunately there are agents

sales person but because the listing agent is a good marketing engineer and did his job well,  marketing the
home consistently and accurately.

In the next few paragraphs I hope to convey to you,  the future home seller, what is available for the
marketing of your home. It depends on you whether you take advantage of this marketing by first hiring me,  
and second hiring me at a commission rate commensurate with the service that I will be providing. Because
the large majority of the marketing cost are paid  by me, the listing agent,  not my broker, I am not willing to
gamble with insufficient or absent marketing. If your home does not sell and you decide to move on to
another agent or remove the property from the market all together I am out all of the time and money I
invested.

Brand name recognition is an important factor in the marketing of real estate and the broker you chose must
be well known throughout your area with lawns signs, Internet exposure, newspapers ads, post cards,
news letters, office facades, television spots, yellow page ads and more. If you have never heard of a real
estate brokerage firm you might ask yourself...Why? The more signs on the lawns of homes listed with a
particular broker the more calls generated in turn generating more potential buyers than that of lesser
brokerage firm with fewer signs/clients/buyers.

The Internet has become one of the leading ways to market real estate and both buyers and sellers are
using it to their benefit. Your home must absolutely be marketed on the Internet for maximum exposure. Its all
about getting leads that produce buyers resulting in the most money, faster with fewer problems. Along
with a brand name website linked to multiple sites of relevance, an efficient knowledgeable staff available
live, to answer questions and take callers information. The office has to be open seven days a week with
hours that accommodate the customers on their time schedule and respond to inquiries as quickly and as
accurately as possible. Contacts with corporations large and small throughout the area and the world are
joined with our relocation services to serve the needs of transferee's adding one more segment to our lead
gathering system. All of the best laid plans are for not if they are not implemented and or utilized to their
fullest potential, this is where a professional Realtor is a must.

Why is it important to use a REALTOR®?

Without a professional Realtor to implement the programs available to you the programs are useless. Like the
old saying: "If a tree falls in the woods If there is no one there to hear it fall... Did it really make a sound"?
     
"if no one Knows your home is for sale...is it really for sale"?

A good agent is always promoting himself, his listings, brokerage firm, and the American Dream of "home
ownership". He is continually making contacts with home owners whether they are selling or not.  He will
contact "For sale by owner" and expired listings from other brokerages in the hope they will become part of
his network of possible buyers/sellers. Even if they do not list their property with him he may have a
property they would be interested in purchasing...in most cases if your selling your buying.

Your agent should list your home with at least two Multi-List Systems relevant to your area with your broker
having a strong position in the relocation market for the transferee market. With close to five thousand Real
Estate Agents in south east Michigan your agent should take advantage of e-mail list available to him to
market to them as well. Most agents have an e-mail list of clients as well as a mailing list which your home
could be highlighted.

Open house: Open house is also a good avenue to pursue if desired and can be a good way for
neighbors to get a peek at your home. This is a great way to generate interest in your home as most people
want friends, family and co-workers to live close by and are more than willing to show off the
neighborhood. Before an open house is scheduled advertising should be put in place such as but not limited
to ads in the newspaper, fliers or door knocker announcements delivered (preferably by hand) to the
surrounding homes and homes that would be considered as potential for buyers looking to expand/upgrade.
Promotional literature boasting your homes features and their benefits should be displayed and handed
directly to each visitor. Your agent should be knowledgeable of all marketable features of your home and
readily point them out to every potential buyer. Your home has many rooms and features that have obvious
and not so obvious benefits and there is no way to list them all on a single piece of paper. A spiral bound
booklet should be put together with the information compiled and displayed in a professional manor with
many color photos of the features of your home and their specific benefits. Copies of this book should be
left on the kitchen counter or dinning room table with direction for buyer's to take one. Most potential home
buyers view many homes in a day or week and have a hard time recalling certain aspects of specific
homes. This book will be a great marketing tool that the buyer will review over and over again keeping them
interested in your home. This tactic works wonders with inexperienced agents or agents that just do not
know how to show a house. Road side fliers are not recommended because they do not whether the rain
well, they are taken without inquiring about the home or setting an appointment. The absence of a flier box
will prompt the interested party to call for more information from an experienced agent to guide them toward
setting an appointment to view the property.
Remember the more lawn signs a broker has the more
inquiries and the better the odds that  brokers listed homes will show and ultimately sell.

All home owners are interested in the market value of their home.

We have all seen in the paper or have received a Realtors newsletter with recently sold home prices in our
area. These simple but effective fliers are a great marketing tool, your home highlighted on one side and the
addresses of comparable homes in the neighborhood that recently sold on the other. What a great way to
show the market value of your home and at the same time justify your price.

Web exposure: Our informative website is linked to realestateone.com  which is linked to hundreds of
other related sites on the net. Your listing will be listed in twenty seven sites including five MLS systems for
maximum exposure. All our web based marketing has live help available that generate leads from thousands
of listings from over 110,000 unique visitors each month.

Newspaper advertising: We advertise in many newspapers and home magazine publications
including but not limited to: The Detroit New and Free Press, Troy Times Royal Oak Review, The
Mirror, The Oakland Press. These ads are for multiple properties listed with Real Estate One
and range from quarter page to multiple full pages runs for maximum capture.

We market to the world: We market to all brokerage firms in the state of Michigan, country and
the world through our relocation services/business clients with thousands of agents having
access to all of our listings. Through e-mail we market to cooperating brokers and their agent
and potential buyers that have sign up for our first to know e-mail service
